It’s budgeting season for many building owners and managers. Most are aware of the importance of their roof, but not everyone considers roof maintenance costs, or replacement costs, when budgeting. “Out of sight, out of mind” is a common budgeting mistake.

Unexpected roofing issues can be disruptive to tenants and your budget. Here are the most frequently asked questions regarding roof maintenance and replacement, along with the answers you need to make informed preplanning choices.

 

What Do I Do First?

Whether you are noticing roofing problems or not, a roof inspection can identify small problems before they become expensive overhauls and identify proactive options to extend the life of your roof. How Often Does a Roof Need Maintenance?

The general rule of thumb is twice a year, usually during the fall and spring when the weather is milder. Depending on the climate and environment, however, once a year may be sufficient. On the other hand, a major weather event can cause damage, as can debris, a fallen tree limb or other unexpected circumstances. If your area is prone to environmental damage or severe weather conditions, quarterly inspections may be a better option.

If cost is a concern, keep in mind that maintenance will not only prolong the life of your roof but can improve installation and lower HVAC costs. It will also lower the risk of interior damage or tenant disruption. Furthermore, the costs can often be built into a lease and passed down to tenants.

How Long Will My Current Roof Last?

The longevity of your roof depends on a variety of factors, some of which you can control, but some you cannot. For example, extreme temperatures, precipitation and sun exposure all cause wear and tear on the roof. Regular maintenance, on the other hand, can prolong the roof’s life for years, and sometimes even decades.

The material matters, too. Metal roofs can last for 50 years, while a single-ply roof will likely last half that time. Prolonged exposure to high temperatures and UV rays can shorten the lifespan of some materials, like asphalt shingles.

Won’t My Roof Warranty Cover My Replacement Costs?

Maybe. While some roofs have “lifetime” warranties, your roof may not actually be covered. Most manufacturer warranties require annual inspections and routine maintenance. If you haven’t had regular preventive maintenance for the life of the roof and kept accurate documentation, you may be stuck.
